About
Relationships on Both Sides of the Transaction
What we do
A two-sided opportunity network
Most real estate businesses work one side of the table. JCF Properties works both. We build a database of qualified buyers and their exact acquisition criteria, while simultaneously receiving property and note opportunities that may fit those buyers.
That means the conversation starts differently. Instead of pushing properties at buyers, we ask what they actually want — market, property type, price range, capital available, financing structure, goals, and timeline — and keep it on file. When an opportunity is submitted to us, we can review it against those criteria.
Some transactions work with traditional financing. Others may involve seller financing, wrap financing, subject-to, lease options, land contracts, or private financing where appropriate. And some transactions create notes, which is a separate part of what we do.
Buyer-first intake
One structured intake captures exactly what a buyer is looking for, so we never have to guess.
Opportunity review
Property and note submissions are reviewed for potential acquisition, creative financing, disposition, and buyer matching.
Appropriate professional review
Creative financing structures are subject to appropriate title, escrow, legal, lender, regulatory, and professional review.
Important positioning
What JCF Properties is not
JCF Properties is not a traditional real estate brokerage, a lender, a law firm, a title company, or a tax advisor. We do not provide legal advice and we do not independently determine whether a particular creative financing structure is legally permissible in a given transaction.
We do not promise guaranteed financing, guaranteed property matches, guaranteed investment returns, guaranteed closing, or guaranteed access to properties. Every opportunity is subject to review, and creative financing options may or may not be available depending on the specific transaction and applicable requirements.
Language you'll see across this site is intentional: "potential opportunity," "may be a fit," "subject to review," and "if an opportunity appears to match." That reflects how this business actually works.
